Working With Timberworks Housewrights On-Site
When it comes time for Timberworks Housewrights to begin our on-site work for your project, there are certain things we need to make sure happen. This page is to give you some insight as to what is required.
Now, if you have elected to have Timberworks provide a complete turn-key project, There is not much for you to do! That does not mean you should make yourself scarce, only that your biggest concerns might just be as to whether or not your camera batteries are charged. There may not always be times that we can use your help, never hesitate to offer. Sometimes the littlest things are what make a project memorable.
On the other hand, if you have chosen to act as an Owner-Builder, or are working with an outside contractor, below are some things to note that will need to be done or in place before we roll up with a truck and crane.

What We Need

Can we get in? Your drive entrance and the entire road in must be accessible to a tractor-trailer combination and heavy hydraulic crane. We also need room to get them back out! Not only do we need clearance & working room, but you or your General Contractor will need to ensure that we have unrestricted access to the project site at all times. This means keys, passwords/passcodes, and that other work or workers are not obstructing our work process. This also means that we can access the property at any time of year with standard rear-wheel drive vehicles regardless of snow, ice, rain or mud.
Do we have room to stage materials? We need places to put our materials, assemble and work around the structure.
Obviously the foundation needs to be in place, but is it back-filled? We also request that the work area be graded to a walking condition. We can not have very uneven ground with holes and objects sticking out everywhere. It is also advisable to have some straw/hay bales available for mud control.
If others are providing the main level floor deck, is it complete and accurate? Are the mortises for the timbers complete? Is it clean?
Is job-site water, toilet & electric available? Water is generally not a major concern unless we are providing masonry. The toilet is required. Electric is required or we will be charging you for working with a generator.
Is there a designated spot to place rubbish? Are different areas marked for landfill, recycling & shredding?
Other than being sure that the items in the checklist are prepared, you will want to be sure to have time to witness the raising! We do not need much from you at this point, only for you to enjoy the creation.
What we will do:
Unload and stage the materials, assemble the bents and stand the frame.
Integrate the wall and ceiling finishes with the SIP's and complete the panel installation.
What's next? That really depends on what material and services we are providing. At the very least...celebrate!
You will need to provide the contracting services to complete the rest of the building, or work with Timberworks or your contractor to do so. Even with the extensive pre-planning that Timberworks provides, there will be a myriad of decisions that need to be made...colors, options, it will seem never-ending at times. But for right now, just enjoy the creation of your new home, and be proud that you were part of the creation, as we are.
